When read The Avenir price that we sell in the market, it’s recommended to bear in mind the land cost and profit margin from us as the developers. The Avenir is a redevelopment of the former Pacific Mansion via collective sales. The joint venture of Hong Leong Holdings Limited and GuocoLand, fortunately, won the tender by the top bid over S$980 million. Experts estimated that the breakeven price in average would be around $2,530 to $2,800 psf, and a potential selling price of $3,000 to $3,200 psf for the upcoming project with a marginal profit.
We launched The Avenir in Jan 2020, 20 of 40 released units were sold. Around 13 units sold were a mix of one- to four-bedroom units with sizes from 527 to 2,411 sq ft, and transacted at an average price of $2,960 psf. 7 of the 20 units sold were premium four-bedroom + family apartments, which achieved an average price of $3,560 psf. The sold four-bedroom units of 2,067 sq ft prices started from $7 million each, and premium four-bedroom units of 2,411 sq ft, started from $7.8 million.
The direct developer sales price in average was well within the estimation. The recent average price is $3,152 psf ranging from $2,754 psf in Sept 2020 for a 538-sqft unit to $ 3,564 psf in Jan 2020 for a 527-sqft unit. Among the buyers,around 61% and 16% of them are Singaporean and Permanent Residents, respectively. The left 23 % of them are foreigners.
Its proximity to River Valley Primary School, Great World MRT station and major expressways as well as strong rental demand from expatriates in the River Valley area.
